A Note From Julia

One of the things I love most about living and working in New York is how every neighborhood has its own rhythm. Much like the neighborhoods themselves, the homes within them each carry their own distinct identity. Over the past few months, I have found myself noticing the small details that make certain homes feel truly special. Beautiful natural light, thoughtful design, and the kind of character that makes a space feel calm even in the middle of the city.

What I am seeing across the market right now is that buyers are responding strongly to those qualities. Well prepared listings and homes with distinctive character continue to attract attention, while properties that feel more generic often take longer to find the right buyer. As always, preparation, clarity, and timing matter more than ever.

If you are thinking about making a move this year, whether buying, selling, or simply exploring possibilities, I am always happy to be a sounding board. Sometimes the most valuable first step is simply having a thoughtful conversation.

Warmly,
Julia

Homes That Stood Out

Three homes currently on the market that caught my attention this quarter.
722 Broadway, Residence 5
NoHo | $3,450,000
722 Broadway, Residence 5 | 3 bed / 2 bath

A classic full-floor NoHo loft with the kind of scale that defines authentic downtown living. Oversized windows bring beautiful natural light into the main living spaces, while thoughtful renovations balance historic character with modern comfort. Direct elevator entry adds a sense of privacy rarely found in the neighborhood. Listed by Douglas Elliman.
77 Bleecker Street, Residence 631
Greenwich Village | $999,000
77 Bleecker Street, Residence 631 | 1 bed / 1 bath

A striking duplex loft with dramatic vertical space and remarkable light. Soaring ceilings and double height arched windows create an airy sense of openness, while exposed brick and white oak floors add warmth and texture. The sculptural staircase and Juliette balcony give the home a distinctly architectural feel. Listed by Compass.
175 East Broadway, Residence 7A
Lower East Side | $2,490,000
175 East Broadway, Residence 7A | 2 bed / 2 bath

Set within the iconic Forward Building, this standout Lower East Side condo pairs classic architectural character with a more elevated, refined finish. With soaring 11-foot ceilings, generous proportions, and sweeping views over Seward Park, it feels both dramatic and serene — a home that offers real presence along with a rare sense of openness for downtown living. Listed by Compass.

What I'm Seeing in the Market

Buyers are becoming more open to co-ops
For many years buyers have focused primarily on condos, but I am seeing more people open to co-op buildings as they search for homes in neighborhoods like the West Village, East Village, and Greenwich Village. Co-ops make up a large portion of the housing stock in these character-rich areas and often offer beautiful prewar architecture and strong value. While the board approval process can feel intimidating, the right preparation makes it much more manageable.

Brooklyn demand remains very strong
In contrast to Manhattan, inventory in many prime Brooklyn neighborhoods continues to move quickly. Well-priced homes are frequently attracting multiple offers and competitive bidding. Buyers in Brooklyn right now appear very decisive, especially when a property is thoughtfully prepared and priced correctly.

Character still wins
Across the market, apartments with beautiful natural light, strong layouts, and distinctive architectural character continue to stand out. When a home feels unique and well cared for, buyers are still willing to move quickly.
Exclusive Listing

A rare true condo in a prime Manhattan neighborhood with low monthlies and unusual flexibility.
237 East 24th Street, 4E
Gramercy / Kips Bay | $730,000
237 East 24th Street, 4E | 1 bed / 1 bath

A rare true condo in a neighborhood where co-ops dominate, this one-bedroom stands out as an especially compelling opportunity for investors. Low monthlies, straightforward condo ownership, and a highly convenient Manhattan location make it the kind of property that is increasingly difficult to find at this price point.
